AXIS 360 Brokers Sale of 2206 Cottage as Blended Investment and Owner-User Transaction

Bloomington, IL — AXIS 360 Commercial Real Estate Specialists is pleased to announce the sale of 2206 Cottage, a multi-tenant commercial property structured as a blended investment and owner-user transaction.

The property includes an existing tenant, Cottage Dental Care, operating under a 10-year NNN lease, providing the buyer with stabilized rental income. The vacant side of the building will be owner-occupied by Carrie Joos Agency Inc., Farmers Insurance, which is relocating from its current office at 2412 E. Washington.

Carrie Joos Farmers Insurance has expanded its service footprint across Peoria, Pekin, and Bloomington, and the new location at 2206 Cottage will support the agency’s continued growth in the Bloomington-Normal market. Joos will complete the interior buildout and plans to move into the space later this year.
